Minutes of the Regular Meeting of the Riverdale Planning Commission held Tuesday, June 22, 2004 at 6:25 p.m. at the Riverdale Civic Center, City Council Conference Room.
Chair Tanner called the meeting to order and welcomed all those in attendance. She excused Commissioners Limburg, Coleman, and Farr and noted that all other members were in attendance and welcomed Staff.
Chair Tanner noted that there were four members present at the meeting, which does constitute a quorum, and the Planning Commission may move forward with taking official action; however, any matters considered this evening by the Planning Commission must be passed unanimously in favor of the motion for approval.
Consideration of Minutes
Motion Commissioner Eskelsen moved to approve the minutes of the preplanning work session of June 8, 2004 as amended; and for approval of the regular meeting of June 8, 2004 as amended; and to waive the reading. Commissioner Miller seconded the motion; the motion passed unanimously.
Conditional Use Permit / Home Occupation Application
There were no applications for consideration at this time.
Final site plan review for Park Place Subdivision located at approximately 3800 South Parker Drive Information
Mr. Mark Shields and Langdon Lapin were present at the meeting to discuss the final site plan for Park Place Subdivision located at 3800 South. Park Place Subdivision is located in an R-1-8 zone, consists of six lots in an area containing 1.41 acres, and meets all of the requirements of the Citys R‑1‑8 zone.
Gilson Engineering, Scott Nelson, provided the City with a letter indicating that the subdivision has been prepared and completed and is herewith approved by their office. In addition, Riverdale Bench Canal President, Brett Schneiter, provided the City with a letter, which indicated they approved the installation of a 36-inch cement pipe for the canal that passes through the development of the subdivision, and the storm water from the development may be channeled through the canal easement.
Mr. Shields stated that he believes the subdivision will enhance the area. He went on to say that he will tear down the existing shed, pipe everything, and the City is requiring him to do a top coat over the road.
It was inquired what type of development Mr. Shields envisioned. Mr. Shields explained he envisions developing something very similar to the development to the north. He went on to explain that he has a few designs he believes will look nice on the lots, which are approximately 1,400 square feet on each level.
Motion Commissioner Miller moved to recommend to the City Council final site plan approval for Park Place Subdivision located at approximately 3800 South Parker Drive as proposed. Commissioner Eskelsen seconded the motion. The motion passed unanimously.
There was no discretionary business discussed at this time.
With no further business to come before the Commission at this time, Commissioner Hunt moved to adjourn the meeting. Commissioner Miller seconded the motion. The motion passed unanimously. The meeting adjourned at approximately 6:35 p.m.
